BENEFITS OF THE MORTGAGE LOAN FROM BANCA ROMANEASCA:

  • The loan related expenses that can be proved by legal documents are covered (e.g.: the public notary charges/fees, the fee for real estate agency, etc.)
  • The maximum loan tenor is 35 years
  • The bank accepts maximum 2 co debtors.
  • The financial pre-approval is valid for 60 days.

ELIGIBILITY CRITERIA

  • Romanian or foreign citizen with permanent or temporary residence in Romania
  • Aged between 25 and 70 years for mortgage loans (except sailors which must be between  25 and 60 years old)
  • Minimum income is RON 800

NECESSARY DOCUMENTS FOR THE LOAN FILE:

  • ID  for the applicant, spouse and co borrower (original)
  • Marriage certificate, if case (original)
  • Last utility invoice (electricity, phone, etc.-original)
  • Proving documents for the income obtained in the current year (example: Income certificate)
  • Proving documents for the income obtained in the last concluded year (example: Fiscal Statement)
  • Real estate ownership documents, cadastre file and certificate presenting the ownership right registration
  • ID copy for the Sellers

 CREDIT COSTS

  • Loan cost at granting date:
    • Analysis fee: 2% from the granted amount, paid on the disbursement day
    • Collateral Evaluation fee: depending on the prices of the contracted evaluator
    • AEGRM registration fee: depending on the prices of the authorized agent
    • Public Notary fee: depending on the prices of the public notary who will supervise the transaction
  • Cost during the loan tenor:
    • Monthly administration fee: not applicable
    • Early repayment fee: not applicable
    • House insurance: paid by the bank
    • Variable interest rate

 LOAN GUARANTEE:

  • First rank mortgage or inferior rank mortgage provided that the superior rank mortgage is in favor of Banca Romaneasca on the purchased real estate
  • Collateral deposits,
  • Insurance of the mortgaged real estate, assigned in favor of the bank.
  • Pledge over the present and future balances of the accounts opened at Banca Romaneasca.

 MINIMUM OWN CONTRIBUTION:

  • Between 20% and 50%, depending on the town where the house to be bought is situated.
